A waterfront home on Miami Beach’s Venetian Islands and a condo at the Bath Club in Miami Beach led luxury real estate contracts signed in Miami-Dade County last week. According to the latest Eklund-Gomes report, which monitors properties listed for $4 million and above on the Multiple Listing Service, eight contracts were signed between September 8 and September 14.
The two top deals include a five-bedroom, five-and-a-half bathroom house at 315 East Rivo Alto Drive. The 4,387-square-foot property is listed for $15.3 million with Douglas Elliman’s Dina Goldentayer, while Joel Lusky of The Brokerage South Florida represents the buyer. Ownership records show the property belongs to a company managed by Tom Mooser, who also owns La Vaquita Flea Market in Pendergrass, Georgia. The house last sold for $8 million in 2021.
The most expensive condo contract was for unit 1404 at the Bath Club at 5959 Collins Avenue. Listed for $5.9 million with Matias and Christina Alem of BRG International, this four-bedroom, four-bathroom residence is owned by a company managed by Marcelo Campos Onetto, vice chairman of Brazilian sugar conglomerate São Martinho.
Overall, six single-family homes and two condos went under contract last week with a total asking dollar volume of $53.4 million. The average asking price for single-family homes was $7.2 million; they spent an average of 128 days on the market. Condos averaged an asking price of $5.2 million and spent about 133 days on the market.
Forty-two new luxury listings were added during the week, bringing the total number of such properties on the market to 1,163.
In comparison, buyers signed contracts for 15 properties totaling $114.2 million in Miami-Dade during the previous week.
Elsewhere, New York saw buyers sign contracts for 11 homes last week with a combined asking price of $70.3 million; these properties typically spent 246 days on the market.
