Stearns Weaver Miller Weissler Alhadeff & Sitterson has renewed its lease at Museum Tower in downtown Miami. The law firm will continue to occupy 96,800 square feet at the property located at 150 West Flagler Street, near the Miami-Dade County Courthouse. The renewal was announced by the landlord’s broker.
Stephen Rutchik and Ana Paula of Colliers represented the landlord in the transaction, while Grant Gassman and Chris Harak of Blanca Commercial Real Estate acted on behalf of Stearns Weaver.
The owner of Museum Tower is Moishe Mana, through his company Mana Properties. Mana acquired the 28-story building in 2023 for a reported $73.8 million by purchasing an interest in the ownership entity; no deed was recorded as part of the transaction. Mana is known as downtown Miami’s largest property owner.
Mana has previously stated his intention to adapt both Museum Tower and a neighboring building at 172 West Flagler Street to better serve tenants in the legal industry. According to the release, co-working spaces under the Mana Hubs brand will open at Museum Tower, specifically targeting attorneys and other legal professionals. Plans also include a membership club for employees working in the legal sector.
In another lease development, Off the Hook Yachts, a boat wholesaler based in Wilmington, North Carolina, is expanding its presence in South Florida. The company will open a 1,500-square-foot office at 151 Las Olas Circle in Fort Lauderdale this month and plans to add a 5,800-square-foot office at 951 North Alternate A1A in Jupiter by December. Off the Hook Yachts deals primarily with used boats and provides marine brokerage and financing services.
The expansion coincides with Off the Hook Yachts’ preparations for an initial public offering (IPO) scheduled for October. The company aims to raise between $25 million and $29 million by offering five million shares priced between $5 and $7 each. Jason Ruegg founded Off the Hook Yachts in 2012 after starting out flipping boats as a teenager. Brian John has been named CEO and will be based at the new Jupiter location.
Records indicate that the city of Fort Lauderdale owns the site where Off the Hook Yachts is leasing space, while Jeffrey Weinstein manages ownership of the Jupiter office building.
Stream Realty Partners is also expanding its operations in downtown Miami. The Dallas-based commercial real estate firm has leased an 8,000-square-foot office on the 30th floor of Citigroup Center at 201 South Biscayne Boulevard. Stream Realty will move into this new space during next year’s first quarter from its current office within Citigroup Center that measures 2,700 square feet.
Stream Realty Partners offers brokerage services for office and industrial properties as well as development and investment services across several Florida locations including Orlando and Tampa. The company established its first South Florida office two years ago at 501 East Las Olas Boulevard in Fort Lauderdale. Since then, Stream has increased its staff count from six to forty-five employees statewide.
The Citigroup Center is owned by CP Group based in Boca Raton, Monarch Alternative Capital from New York, and Tourmaline Capital Partners headquartered in Bryn Mawr, Pennsylvania.
