Boca Raton Innovation Campus (BRiC) has signed over 260,000 square feet in new and renewed leases, expanding its roster of tenants at the 1.7 million-square-foot office campus. The deals include new leases with All Star Recruiting Locums, a health care staffing firm taking 42,700 square feet; Cinch Home Services, a home warranty provider leasing 32,900 square feet; and EchoTwin AI, which provides AI spatial intelligence for cities and is opening its first office with a 2,700-square-foot lease. Chris Carson, founder of EchoTwin AI, is relocating to South Florida from San Francisco.
Existing tenants renewing their leases at BRiC include Modernizing Medicine with 127,800 square feet; Everglades University with 52,600 square feet; and NewtekOne with 7,800 square feet.
The transactions were brokered by Ryan Nunes and Alan Kleber of Cushman & Wakefield for All Star Recruiting, Cinch Home Services and Modernizing Medicine. Zach Wendelin and Adam Bernstein of JJL represented Everglades University—Bernstein has since moved to Stream Realty. Jeff Kelly of CBRE represented CP Group, the landlord.
CP Group is led by Angelo Bianco and Chris Eachus. Alongside DRA Advisors from New York, led by David Luski, they own BRiC. In 2021, DRA acquired a stake in the property for $320.2 million. Originally developed by IBM in the 1960s as a research facility, BRiC is undergoing $100 million in renovations that will add flexible spec suites as part of CP Group’s worCPlaces portfolio, wellness facilities managed by Boca Raton Regional Hospital, an autonomous store, coffee shops, gyms and event spaces.
Plans are underway to redevelop BRiC into a mixed-use complex featuring multifamily housing, retail stores, dining options, entertainment venues and a grocery store. Boca Raton officials approved rezoning for these changes in 2023.

Ripco Real Estate relocated its Miami office from Brickell to Wynwood. The company now occupies a larger space at Gateway at Wynwood (5,200 square feet), moving from its previous Brickell location (3,900 square feet). Tony Pavli of Ripco stated that the new office would allow for employee growth and better access to core markets. Ripco opened its Miami office in 2021 during a period of significant migration from out-of-state residents fueling demand for office space and rent increases in South Florida.
San Diego-based Cire Equity owns Gateway at Wynwood after acquiring it through an $89.6 million credit bid following foreclosure proceedings against developer R&B Realty.
Morgan Motor Company opened its first U.S. showroom at Aventura Mall through Morgan Fort Lauderdale’s dealership partnership with the automaker. The showroom occupies 1,000 square feet.
Club Studio launched its gym at Miami Worldcenter in downtown Miami within a 38,000-square-foot facility offering various fitness classes including HIIT training and Pilates.
Reforming Pilates plans to open another studio location at Mary Brickell Village retail center after signing a lease for 1,500 square feet; this will be one of several locations since its founding in Bay Harbor Islands in 2022.
Kimco Realty secured three new tenants—Cava restaurant (2,700 sq ft), Miniso retailer (7,000 sq ft), Yoga Joint studio (5,400 sq ft)—at Palms at Town and Country shopping center in Kendall.
Nason Yeager Gerson Harris & Fumero law firm renewed its existing lease while adding more space at Seacoast Banking Center in Palm Beach Gardens; it now occupies nearly 24,000 square feet combined.
Play Sporting Lounge leased space at CityPlace Doral where it will offer sports entertainment amenities such as bars with games like bocce alongside live sports simulators across an indoor-outdoor venue totaling over 12,000 square feet plus patio area.
Rimadesio opened an Italian furniture showroom spanning 3,000 square feet on Biscayne Boulevard in Miami’s Edgewater neighborhood ahead of its grand opening on November 12th.
Florida Room restaurant began operations within The Fort recreational center in Fort Lauderdale under chefs Jeff McInnis and Janine Booth; the venue features both indoor/outdoor bar service alongside other recreational amenities.
