A mansion in the Seminole Landing community of North Palm Beach led luxury real estate contracts in Palm Beach County last week. According to a report from Douglas Elliman’s Eklund-Gomes team, buyers signed 11 contracts for high-end properties between October 13 and October 19. The total asking price for these pending sales reached $67.4 million, with homes spending an average of 119 days on the market.

This activity marked an increase from the previous week, when buyers signed 10 contracts totaling $47.6 million in asking dollar volume.

The report tracks signed contracts for single-family homes and condos listed at $3 million or more in the Beaches MLS. Last week, there were 58 new listings, bringing the total number of active listings to 1,078.

All properties that went under contract were single-family homes. The average asking price was $6.1 million, or $1,151 per square foot.

The highest-priced home to find a buyer was a 9,200-square-foot mansion at 1162 Banyan Estates Drive, listed at $15.9 million. Records show Monica and David J. Hill are the sellers; they purchased the property for $1.9 million in 2017 and completed construction of the mansion in 2020. The home features five bedrooms, five bathrooms, three half-bathrooms, a pool, spa, putting green, half-basketball court and pickleball court. It was originally listed for $19.2 million last year before four price reductions were made according to Zillow data. Elliot Koolik and Richard Entel with Compass hold the listing.

The second most expensive contract was for a 6,200-square-foot home at 10960 Monte Rosa Drive in Palm Beach Gardens with an asking price of $7.3 million. This property is among the first expected closings in Panther National golf community developed by Centaur Holdings led by Dominik Senn. Panther National plans to build 218 single-family homes and has reported over $330 million in presales since its launch in 2023. The home includes five bedrooms, four bathrooms, two half-bathrooms and a pool; it was designed by Max Strang and is listed by Jonas Mikals with Living by IMI.
