Palm Beach townhome leads luxury real estate contracts signed last week

A Palm Beach townhome listed at $17 million led the luxury real estate contracts signed in Palm Beach County last week, according to a report from Douglas Elliman’s Eklund-Gomes team. The property, located at 220 Brazilian Avenue, was previously purchased for $16.5 million in April by Crystal Lahners. Lahners is the widow of Dr. William Lahners, a former partner with Center for Sight who died in 2021.

From August 18 to August 24, buyers signed contracts for 11 luxury properties—defined as homes and condos asking $3 million or more—in the county. These contracts represented a total asking dollar volume of $64.7 million and an average of 150 days on the market. This figure is down from the previous week, when there were contracts for 18 homes totaling $117.8 million.

The report tracks single-family homes and condos listed on Beaches MLS. Last week saw nine single-family homes and two condos go under contract. The condos had an average asking price of $3.4 million, or $1,253 per square foot, and spent about 187 days on the market.

Single-family homes accounted for $57.9 million in asking dollar volume with an average time on market of 114 days and an average price of $6.4 million.

The top-priced contract was for the four-bedroom, five-bathroom townhome at 220 Brazilian Avenue in Palm Beach, which also features a pool and was built in 2022. Chris Leavitt with Douglas Elliman and Ashley Copeland with Brown Harris Stevens are handling the listing.

The second most expensive property to find a buyer last week was a nearly 5,100-square-foot waterfront home at 961 Iris Drive in Delray Beach, listed at $8 million by John Acunto, who bought it earlier this year for $7.5 million. Built in 1978 on half an acre, this home includes four bedrooms, four bathrooms, two half-bathrooms, a pool and a dock; Tinka Ellington and Rene Mahfood with Compass have that listing.

A total of 27 new listings were identified during the period reviewed by Eklund-Gomes’ report; overall active listings stand at 994 across Palm Beach County.
