The widow of a former pharmaceutical executive has found a buyer for her Palm Beach residence, which was listed at $21.5 million after being on the market for seven months.
This transaction is part of an increase in luxury home contracts in Palm Beach County last week. Between October 20 and October 26, buyers signed 19 contracts for high-end properties in the area, according to a report from Douglas Elliman’s Eklund-Gomes team. The combined asking price of these homes reached $126.4 million, with properties spending an average of 134 days on the market.
In comparison, the previous week saw 11 contracts signed with a total asking value of $67.4 million.
The report covers single-family homes and condominiums listed at $3 million or more on the Beaches MLS. It also noted that there were 58 new listings and a total of 1,110 active listings during this period.
Of the pending sales last week, 15 were single-family homes and four were condos. Condominiums had an average asking price of $3.9 million, or $1,119 per square foot, and stayed on the market for about 170 days on average.
Single-family homes had an average asking price of $7.4 million, or $1,612 per square foot, with an average time on market of 99 days.
The highest-priced property to go under contract was a 5,400-square-foot house at 231 Via Las Brisas in Palm Beach with an asking price of $21.5 million. Records indicate that Nancy Goodes is selling the home; she is the widow of Mel Goodes, who led Warner-Lambert—the company behind Lipitor—before it was acquired by Pfizer for $90 billion in 2000. Mel Goodes passed away last year.
Nancy and Mel Goodes purchased the Via Las Brisas property for $2.9 million in 2014. Built in 1999 on half an acre, it features four bedrooms, four bathrooms, one half-bathroom and a pool.
The home was first listed for sale at its current price in March this year according to Zillow records. Dana and Paulette Koch from Corcoran Group are handling the listing.
Another notable contract last week involved a mansion at 336 East Key Palm Road in Boca Raton’s Royal Palm Yacht & Country Club community—a neighborhood where football player Travis Kelce rented a home over the summer. The property spans about 9,200 square feet and was listed at $17.5 million by owners Bob and Kristine Edwards; they bought it for $8.8 million in 2014. Bob Edwards is known as both a pharmaceutical executive and head of e5 Pharma based in Boca Raton.
Built in 2014 on approximately two-thirds of an acre (0.6 acres), this mansion includes six bedrooms, seven bathrooms plus two half-bathrooms as well as amenities such as a wine room, club room, pool, dock and extensive waterfront access totaling around 220 feet.
David Roberts from Royal Palm Properties represents this listing; like other recent luxury listings mentioned above it went to market at its current price point earlier this year according to Zillow data.
