Miami-Dade sees slowdown in luxury home sales during holiday week

Most luxury homebuyers in South Florida slowed their activity during the holiday week, but some transactions still occurred in Miami-Dade County. According to a report from Douglas Elliman’s Eklund-Gomes team, buyers signed eight contracts for homes priced at $4 million or more between December 22 and December 28. The total asking dollar volume of these deals was $54.4 million, with properties averaging 118 days on the market.

This represented a decline from the previous week, when there were 19 contracts totaling $305 million in asking dollar volume. That earlier period included a pending deal for a waterfront estate in Coconut Grove listed at $115 million.

The report covers single-family homes and condos listed on the Multiple Listing Service (MLS) in Miami-Dade County with asking prices of at least $4 million. It also noted that there were 19 new listings added last week, bringing the total number of active listings to 1,315.

Of the eight properties that went under contract last week, five were single-family homes and three were condos. The average asking price for the condos was $6.3 million, or about $2,318 per square foot. These units spent an average of 72 days on the market before going under contract.

Single-family homes averaged an asking price of $7.1 million, which equates to approximately $1,762 per square foot. These homes remained on the market for an average of 145 days.

The most expensive property to find a buyer last week was located at 2830 Lucerne Avenue in Miami Beach. The house measures 3,900 square feet and had an asking price of $9 million. Property records indicate that Daniel R. Morel is the seller; he purchased the Sunset Island I home for $4.7 million in 2015. Built in 1936 on a third of an acre lot, it features four bedrooms, four bathrooms, one half-bathroom and a pool. Nancy Batchelor and Carolyn Batchelor with Compass managed this listing after it entered the market at $9.9 million in February.

Another notable transaction involved a house at 3470 Poinciana Avenue in Coconut Grove with an asking price of $8 million. Records show that Brian Lippey and Jacqueline MacLeod are selling this property; they bought it for $3.8 million in 2020 when it was newly built on a quarter-acre lot. The home spans 4,700 square feet with five bedrooms, six bathrooms and one half-bathroom. Lippey and MacLeod initially listed it last year for $8.8 million; Riley Smith and Brian Sehmann with Compass held this listing.
