Miami-Dade sees higher condo dollar volume despite fewer weekly sales

Miami-Dade County experienced an increase in condo dollar volume last week, even as the number of sales declined. Between August 11 and August 17, brokers closed 55 condo sales totaling $94.2 million, compared to 80 sales totaling $82.3 million the previous week.

The average sale price for units rose to $1,713,245 from the prior week’s $1,028,539. The average price per square foot also increased to $820 from $563, according to Redfin data.

Among the top 10 condo transactions last week, prices ranged from $2 million to nearly $15 million. The most expensive deal was for Unit Sky Villa at Chateau Beach, located at 17475 Collins Avenue in Sunny Isles Beach. This property sold for $14.9 million, or $1,829 per square foot. Jonathan Mann and Jill Hertzberg with Coldwell Banker Realty represented the seller while Alberto Fernandez with Sustainable RE brought the buyer.

The second highest sale was Unit 1103 at 57 Ocean on Miami Beach’s Collins Avenue. It closed at $11 million, or $3,288 per square foot. Gabriela Dajer with One Sotheby’s International Realty had the listing; Alex Carnot with United Realty Group represented the buyer.

Other notable transactions included a unit at Icon South Beach that sold for $2 million and a Milano at Deering Bay unit in Coral Gables that closed for $2.62 million.
