Miami Beach sets new dry lot home sale record with $15M purchase

A home on Miami Beach’s North Bay Road has sold for $15 million, setting a new record for non-waterfront properties in the city. The house, located at 2301 North Bay Road, was built in 1925 and sits across from a waterfront mansion owned by model Karlie Kloss and her husband Joshua Kushner.

Property records indicate that Land Trust N 1 sold the six-bedroom, four-bathroom residence to NBR Miami LLC, a Delaware-based entity. Richard Elias signed the deed for the seller, while Kellermann Varela, a Miami Beach law firm, represented the buyer. The house offers more than 5,000 square feet of interior space on a quarter-acre lot and last changed hands for $1.5 million in 2010.

This transaction surpasses the previous dry lot record in Miami Beach—a $13.4 million sale at 6644 Windsor Lane on La Gorce Island in July.

Kloss and Kushner acquired their eight-bedroom mansion at 2318 North Bay Road for $23.5 million in 2020 through a Delaware trust.

North Bay Road has long attracted celebrities such as Cindy Crawford and Rande Gerber, Shakira, and Barry Gibb of the Bee Gees.

Recent years have seen several record-breaking deals along this stretch. Last year, David and Victoria Beckham purchased a waterfront spec mansion at 4736 North Bay Road for $72 million. Prior to that sale, Barry Diller paid $45 million for a waterfront lot at 5930 North Bay Road.

In early 2023, Todd Glaser and the Posner Group bought Sonny Kahn’s waterfront estate at 5940 North Bay Road for $105 million. Glaser is reportedly planning to resell it for $169 million or rent it out for nearly half a million dollars per month while also considering developing a spec mansion with an expected price tag of up to $300 million.

Next door to this property, Jamie Salter—founder of Authentic Brands Group—sold his waterfront property at 5970 North Bay Road to Anand Khubani for $40 million earlier this year.

Marcelo Claure, former CEO of Sprint and SoftBank Group International, is currently building his own waterfront mansion nearby at 5212 North Bay Road.
