Mansions at Acqualina leads Miami-Dade weekly condo sales as prices dip

Miami-Dade County experienced a decline in condo dollar volume last week, despite an increase in the number of units sold. From August 18 to August 24, brokers closed 76 condo sales totaling $49 million. This was up from the previous week’s 55 sales, but significantly lower than the $94.2 million recorded previously.

The average sale price per unit dropped to $644,907 from $1,713,245 the prior week. The average price per square foot also decreased to $493 from $820, based on data provided by Redfin.

Among the top ten condo sales during this period, prices ranged between $1.3 million and $6.9 million.

The highest-priced sale was for unit 902 at Mansions at Acqualina located at 17749 Collins Avenue in Sunny Isles Beach. The property sold for $6.9 million or $1,502 per square foot after spending nine days on the market. Maria Barbosa with Elite International Realty listed the unit while Marvin Anhalt with Anhalt Realty represented the buyer.

The second highest transaction involved unit 2104 at Asia Brickell Key situated at 900 Brickell Key Boulevard in Miami. This unit closed for $2.4 million or $912 per square foot after being on the market for 110 days. Christopher Jude with PGutman LLC served as listing agent and Daniel Hernandez with Compass represented the buyer.

Other notable transactions included Atlantic One at the Point in Aventura, where unit 1802 sold for $1.3 million or $476 per square foot; Paola Wagener with Charles Rutenberg Realty was listed as the agent.
