Housing Trust Group has received approval from the Hollywood City Commission to move forward with Hillcrest Village, an eight-story apartment project with 110 affordable units in the Hillcrest area of Hollywood, Florida.
The commission voted unanimously to rezone the development site, approve the proposed site plan, and amend a master plan for the broader Hillcrest area, which is located just west of I-95 along Pembroke Road. The approval follows a recommendation from the city’s Planning and Development Board in August, which required Housing Trust Group to present an alternative design for review. Ultimately, commissioners selected the original design after considering both options.
Hollywood Vice Mayor Idelma Quintana addressed the importance of the project for current residents at a recent city commission meeting. “One of the reasons that I gave for supporting this project was the understanding that there are many current Hillcrest residents who are having trouble meeting their own housing costs and are concerned about being able to stay in the community,” Quintana said. “Some of the folks there are afraid of losing their condos.”
Hillcrest Village will offer one- and two-bedroom apartments reserved for renters earning between 30 percent and 80 percent of the area median income (AMI), which ranges from $28,860 to $76,960 based on Broward County’s median household income of $96,200, according to data from the U.S. Department of Housing and Urban Development. The distribution of units will include 52 apartments for those earning up to 60 percent of AMI, 31 for up to 70 percent, 17 for up to 30 percent, and 10 for up to 80 percent.
The 2.5-acre site at 1101 Hillcrest Drive is owned by Tobin, a family-owned real estate company based in Hollywood. Tobin’s Chairman and CEO Herbert A. Tobin and President and COO Jason L. Tobin jointly applied for city approvals with Miami-based Housing Trust Group, led by President and CEO Matthew Rieger and Executive Chairman and founder Randy Rieger.
Planned amenities at Hillcrest Village include a pool, gym, clubhouse, café, Amazon parcel lockers, playground, rooftop community garden, and 744 square feet of office space.
