Peachstate Hobby Distribution (PHD) and Coqui Hobby Distribution (CHD), both major distributors of gaming and hobby products in the United States and Latin America, are consolidating their operations into a new facility in Seminole County, Florida. The companies will move into a 116,000-square-foot warehouse being developed by Whitley Capital and HLI Partners in Sanford. PHD Games is set to occupy more than 81,000 square feet of the space, while about 34,600 square feet remain available for lease.

The project officially broke ground this week and is expected to retain 53 jobs with plans to create at least 10 additional positions over the coming years. The consolidation marks a $250,000 investment in equipment as the companies continue to grow; combined sales have increased by 30% year-over-year, now totaling $300 million annually.

“The new space gives us the flexibility to scale and continue investing in our workforce right here in Central Florida,” said company representatives.

By consolidating operations in Seminole County, PHD and CHD highlight the Orlando region’s expanding role as a center for logistics, distribution, and e-commerce. The area offers strong access to talent and infrastructure that supports business growth.

Tim Giuliani, President and CEO of the Orlando Economic Partnership (OEP), stated: “The success of this project speaks to the power of regional collaboration.”

The OEP collaborated closely with PHD, CHD, their developers, and local partners throughout the process. The organization provided data on permitting requirements and workforce needs while coordinating support from city and county officials as well as utility providers. The OEP expressed gratitude toward the City of Sanford, Seminole County government, and Florida Power & Light for their assistance with making the project possible.

PHD Games is recognized as one of the largest gaming distributors in the southern United States. More information can be found at https://www.phdgames.com/.

HLI Partners specializes in commercial real estate development services including land services, tenant representation, industrial properties management, and office leasing.

The Orlando Economic Partnership works on economic development initiatives aimed at growing jobs and attracting investment across Central Florida.
