A new residential high-rise is being proposed for a waterfront site in Fort Lauderdale. Camaco Development, under the leadership of Josephine Campeau, has submitted plans for Harbor Beach Residences, a 36-unit building to be located at 3049 and 3043 Harbor Drive. The proposal was included in the agenda for an upcoming Planning and Zoning Board meeting. It remains uncertain whether the units will be offered as apartments or condominiums.
The board is scheduled to vote on the 21-story project at its meeting on January 21. Adache Group Architects and Kora are responsible for the design, which features a five-story lobby and garage podium as well as an amenity deck on the seventh floor.
The development site comprises two parcels: one owned by Coral Gables-based Camaco Development and another by Karma Executive Homes, managed by Rajiv Sharma.
In recent years, Fort Lauderdale and Broward County did not see as much development activity compared to other parts of South Florida following the onset of the pandemic. However, luxury condominium construction has recently increased in the area.
Other significant projects underway include Fortune International Group and Oak Capital’s Ritz-Carlton Residences in Pompano Beach, featuring two towers with a total of 205 units at 1380 South Ocean Boulevard; Related Group and Merrimac Ventures’ Waldorf Astoria-branded condo with a planned 28-story building at 1213 South Ocean Boulevard; Related’s Andare Residences by Pininfarina—a planned 46-story tower with 163 units at 521 East Las Olas Boulevard in Fort Lauderdale; and Cymbal DLT’s Nautico District on Southwest Third Avenue, which will include more than 1,200 residential units across two towers and a hotel.
The growth of luxury developments reflects changing trends in investment within South Florida’s real estate market.
