Bristol condo goes under contract for $23.5M amid slower luxury sales

The luxury real estate market in Palm Beach County experienced a slowdown last week, with buyers signing 21 contracts for high-end properties between January 19 and January 25, according to data from Douglas Elliman’s Eklund-Gomes team. The total asking price for these pending sales reached $132.5 million, with an average of 93 days on the market. This represents a decrease from the previous week, when 40 contracts were signed totaling $324.7 million.

The report covers single-family homes and condominiums listed at $3 million or more in the Beaches MLS. During this period, there were 93 new listings and a total of 1,265 active listings available.

Of the properties that went under contract last week, 15 were single-family homes and six were condos. Condominiums had an average asking price of $7.9 million—equivalent to $2,457 per square foot—and spent about 120 days on the market before finding buyers. Single-family homes averaged an asking price of $5.7 million ($1,238 per square foot) and typically remained on the market for around 65 days.

The highest-priced property to go into contract was unit 1801 at the Bristol, located at 1100 South Flagler Drive. The listing price was $23.5 million. Public records indicate that Raymond Golden—a former executive at Salomon Brothers and Trammell Crow Company—was the seller. Golden purchased the condo with his wife Linda in 2018 for $10.4 million, which set a West Palm Beach record at that time.

The Bristol unit is approximately 5,700 square feet and includes four bedrooms, four bathrooms, and one half-bathroom. It was initially listed for $25.5 million ($4,474 per square foot) in April on Zillow by Samantha Curry of Douglas Elliman.

Another notable transaction involved a compound at 256 and 262 Cordova Road in West Palm Beach’s El Cid neighborhood, which found a buyer at its asking price of $12.6 million. Records show Rebekah Alfond—the founder of children’s golf apparel brand Marie Birdie—was the seller after acquiring both properties for a combined $8.4 million in deals made in 2021 and 2024.

This estate comprises two houses: a main house measuring about 3,500 square feet with five bedrooms at 256 Cordova Road; and a guest house spanning roughly 1,400 square feet with two bedrooms at 262 Cordova Road; together they sit on a total lot size of approximately .4 acres and feature two pools. The compound was listed in November by Simon Isaacs with Simon Isaacs Real Estate.
