A mansion listed at $23.3 million in Boca Raton’s Royal Palm Yacht & Country Club led luxury property contracts signed in Palm Beach County for the week ending August 31, according to a market report from Douglas Elliman’s Eklund-Gomes team.
Between August 25 and August 31, buyers signed ten contracts for homes and condos priced at $3 million or more, totaling $67 million in asking volume. This represents a slight increase from the previous week, when eleven homes went under contract with a combined asking price of $64.7 million.
The Eklund-Gomes team tracks these transactions through the Beaches MLS and noted there were 23 new listings during the week, bringing total active listings to 968.
Of last week’s pending sales, eight were single-family homes and two were condos. The condos averaged an asking price of $6.8 million ($1,237 per square foot) and spent about 394 days on the market before going under contract. Single-family homes accounted for $53.4 million of the dollar volume and averaged 136 days on the market, with an average asking price of $6.7 million.
The top contract was for a 9,200-square-foot home at 212 West Alexander Palm Drive in Boca Raton’s Royal Palm Yacht & Country Club neighborhood. The seller is a trust that purchased the land for $6.4 million in 2021 and built the house in 2023. The property features six bedrooms, eight bathrooms, one half-bathroom, and a pool. It was initially listed at $25 million in 2022 according to Zillow records; Marcy Javor with Signature One Luxury Estates holds the listing.
The second-highest contract was for condo unit 503/504 at 3000 South Ocean Boulevard in Palm Beach, which was listed at $10 million after being purchased by Perseverance Holdings Trust for $5 million in 2018. The condo spans about 7,100 square feet with five bedrooms, six bathrooms, two half-bathrooms, a library, media room and five parking spaces. It has been listed since January; Christian Angle with Christian Angle Real Estate is representing the seller.
