Baptist Health expands with $14M Kendall medical office purchase

Baptist Health South Florida has acquired a medical office building in Kendall as part of its ongoing expansion in the region. The Coral Gables-based health care provider, led by CEO Bo Boulenger, purchased the two-story property at 9090 Southwest 87th Court for $14.2 million. The building is located near Baptist Health’s main campus, which spans 98.2 acres.

Cresa Partners acted as the representative for Baptist Health in the transaction, while Alfredo Riascos of Gridline Properties represented the seller, an entity managed by Yvette Almeida of Miami. According to Riascos, “Baptist Health paid $650 a square foot for the building, representing one of the highest sale prices per square foot in the Kendall office submarket.”

The site was originally acquired by Almeida’s entity for $1.3 million in 1995. The main structure was built in 1962 and expanded with an 8,382-square-foot addition in 1985. Current tenants include ADC Ambulatory Diagnostics Center, CBC Breast Imaging Center, The Neurology Group, and Integrated Comprehensive Urgent Care.

Almeida is identified as the daughter of Jaime Pozo, who was recognized as a pioneer in medical office investments in South Florida before his death in 2022.

Baptist Health operates 12 hospitals and around 200 medical care and office facilities across South Florida, making it the largest health care provider in the area according to information on its website. In July, Baptist Health bought two additional medical-use properties for a combined total of $40 million. This included a $26 million ground lease acquisition for a three-story medical office building in Boynton Beach and a separate purchase of a 26.3-acre development site in Sunrise for $14.2 million.

Plans are underway to build Baptist Health Sunrise Hospital on that Sunrise site—a seven-story facility with 100 beds and associated offices—based on city records.

Additionally, Anchor Health Properties from Charlottesville, Virginia is constructing a four-story rehabilitation center with 92 beds and an adjacent parking garage containing 180 spaces for Baptist Health in South Miami. The project secured a $58.4 million construction loan last year.
