Developer Alex Sapir and his estranged wife, Yanina Sapir, are set to bring their nearly four-year divorce proceedings to trial in October, according to a March 24 announcement. Yanina filed for divorce in April 2022, seeking child support and alimony based on the lifestyle she shared with Alex during their marriage. The case could still be settled before the scheduled non-jury trial begins on Oct. 19.
The ongoing legal dispute has included negotiations over financial arrangements tied to their Venetian Islands home in Miami Beach, which is currently listed for sale at $37 million. Last week, Miami-Dade Judge George Sarduy approved an order allowing Yanina to sign documents related to a $2.2 million loan secured by equity in the property. The funds were intended for various expenses: nearly $1.5 million toward Yanina’s share of future sale costs; about $450,000 for lender-required interest reserves and closing costs; approximately $85,000 to cover an overdrawn joint account that pays the existing $10 million mortgage; around $130,000 for American Express card payments and reinstatement of privileges; and $100,000 in alimony.
However, just two days after the court order was signed, Yanina requested its dismissal. Her attorney Natalie Lemos wrote that Alex and the lender “could not agree on the final terms of the loan,” leading to its collapse and rendering the court order moot. Jason Marks of Kluger Kaplan Silverman Katzen & Levine law firm said that Alex remains current on all debt obligations and both parties are discussing potential resolutions.
The couple has previously sold assets during their separation process. Last year they sold a neighboring waterfront home for $9.8 million to investor Rohan Oza.
Alex Sapir is known as head of both Sapir Organization—founded by his late father Tamir Sapir—and Sapir Corp., overseeing projects such as Arte Surfside luxury condominiums north of Miami Beach. In addition, he recently re-listed a large development site in Miami’s Edgewater neighborhood zoned for substantial residential construction.
